The book covers techniques and research in property investment. The book has been developed from the First Edition and includes the outcomes of research into property valuation techniques (chapters 5-7) and the analysis of cash flows and risk (chapters 9 and 11). It includes research related to the analysis of property company financial structures (chapter 3). In the Second Edition new agendas have emerged and reflect new research interests of the authors. The four key areas are: Sustainability; the assessment of the implications of sustainability for both residential and commercial property investment. The global financial crisis; reflection and consideration of risk reduction techniques which can mitigate these globally induced and volatile market swings. The private rented sector and analysis of buy-to-let and, Real Estate Investment Trusts and their impact on the financial structure and performance of property companies. The text uses data and statistics to place property investment appropriately in the wider economic and financial context. As in the First Edition opportunities have been taken to illustrate principles by including worked examples. This has particularly been the case in those chapters which are often used to assess viability or inform decision making in commercial and residential property investment. Sales of the First Edition were in the thousands globally to academics, students and practitioners.
