This work demonstrates that the gap between design intent and in-use performance often found in new-build housing projects poses a significant threat to carbon emission targets being met. The analysis, which reflects the significance of the social housing as an agent of change in the construction sector, highlights how policy instruments designed to deliver a sustainable housing stock might not address such issues effectively. It was carried out in collaboration with a major UK contractor (Wates; Paul Davies, Sustainable Technologies Manager, PaulB.Davies@wates.co.uk), and the results influenced the development of a 5 year, £900k proposal funded by EPSRC (EPK002716/1).
