The paper offers a methodology for implementation of the just-in-time approach to building maintenance by creating a visualisation of building degradation in a virtual environment. A framework and methodology for incorporation of the lighting systems are presented; the latter supported by mathematical underpinning and tested on a case study. Novelty is apparent in a) implementation of the just-in-time approach to maintenance; b) exploitation of the mathematical modelling of building degradation, thus, facilitation of travelling through time which forms the basis for maintenance decision making. The work is reinforced with a rigorous methodological approach based on a generalised building degradation model.
